This is a rubber tree for last few weeks it's one of the leaf has these fungus like stains. These stains doesn't go even after wiping the leaf. What is it, How to cure it.

Can anyone please help me to get rid of spider mites by prescribing any kind of pesticide. I used neem oil, soap solution but nothing happened. Seems these are tougher thn thannos. Please help
